This week we talk about listing strategies and what some of the industry’s top Real Estate agents are doing to sell your home fast and for the most amount of money. This is the Denver market and it is as hot as it has ever been so selling your home should be no problem right? Not exactly, here we look into the strategies that are working best today and why having an agent that is informed and part of the community can make a huge difference.

First you want to decide if now is the right time to list your home. What is driving this decision and where will you go once the home has sold. Whether you are increasing your home size because the family is getting bigger or downsizing because the family is getting smaller there are many reasons why now may be a good time to sell your home. Now that you have made the decision to so sell it is essential that you have a plan as to where you want to move and what type of home you will buy or rent. Once your home is under contract you are going to need to have a plan in place because after closing in most cases you will have to vacate the premises.

The decisions have been made now let’s sell this home for the highest price and the fastest period of time with the least amount of inconvenience. Tatyana Sturm of the Storck team with Exit Realty says that she and her team will almost always make recommendations to put some money into the home to help maximize the returns. She may recommend painting, carpeting, flooring, drywall, landscaping or anything else that might allow you to get top dollar for your home.

When it comes to financing these projects not everyone has the funds readily available. There are some short-term options to help you here. You could potentially work with a contractor that will allow for payment at closing, you may use retirement funds, available credit card balances, or even a home depot loan. Where there is a will there is a way and the better you can get your home to look with the least amount of effort on your part the better the returns for your home.

Once the home is in beautiful condition it is time to “stage” it and get the pictures out there. Tatynana and her team always recommend a professional stager and professional photographer. It pays (literally) to go the extra mile. The old saying “you get what you pay for” typically rings true when selling your home. Posting your home on Social Media platforms as well as holding Open Houses for potential buyers is a great way to get the word out. When holding an open house it’s all about getting the word out and brining potential buyers in. Put as many signs out to drive traffic and announce your Open House on a local radio show like the Mile High Mortgage and Real Estate Report.

There are many techniques to utilize when selling your home and the best agents are always perfecting and discovering new ones. Always choose an agent with experience and marketability. Accommodate showing times and review offers for the one the will yield the highest return but also has the best chance to get to the closing table.
